Our valuation team is fully certified and insured through the Appraisal Institute of Canada. We provide residential appraisals for estate settlement and probate, risk management and insurance, market value assessment, and pre-listing or pre-rental evaluation. All reporting meets professional standards to support legal and financial decision-making.
To support planning and compliance, we conduct discreet on-site inspections to determine whether a property is owner-occupied, tenant-occupied, or vacant. Clear documentation is provided to guide next steps.
To protect estate assets, we coordinate lock changes and controlled access, winterization and utility management, and scheduled on-site inspections. These steps help mitigate risk and preserve the home’s condition while plans are finalized.
Our team assists with the respectful handling of personal belongings, including distribution to family members, donation or responsible recycling, on-site estate sales to maximize value, and coordination with auction partners for off-site sales. All activities follow estate instructions or will documentation.
Once contents have been addressed, we organize remaining item removal, cleaning, and light preparation to make the property market-ready. If the estate elects to retain the property, Coast Street can assume full rental management, including leasing, rent collection, maintenance coordination, and ongoing reporting.
